EVA H. HILL
President & CEO
Eva Hill is the CEO of Venture Oaks Real Estate Group. The company’s core focus is on real estate investing services including legal, tax and financial planning, risk management strategies, hotel operations, compliance services, banking and lending advisement, and business management.
Eva Hill has more than 24 years’ experience as CEO of Britannia Pacific Properties, Inc., the U.S. company for the Lewis Trust Group, a high-net worth family business based in London.
Under her executive leadership, Britannia and its 85+ affiliated companies have partnered with real estate developers and institutional investors to develop and operate more than 6.2 million square feet of commercial real estate projects that have generated hundreds of millions in real estate investment profits.
Eva was a member of Lewis Trust Group’s Global Hospitality Board, which oversees the Lewis Trust Group’s two development projects, including one in Thailand and 19 hotels in Israel.
Eva has a continuing role as asset manager and board advisor for Lewis Trust Group’s two hotels in the U.S.
Eva has extensive experience in organizing and developing complex partnership structures, U.S. and foreign tax structured deals, corporate and real estate finance, and asset and property level management. She was the team lead throughout a complex high-profile litigation process spanning four years, in addition to transitioning a brand-operated luxury hotel to a newly-branded luxury independent hotel which earned a Forbes Five-Star, AAA Five-Diamond and Conde Nast #1 Resort Hotel rating in Florida in less than three years.
Eva Hill has been a member of the U.S. Bank Sacramento Advisory Board for the past 12 years, and is a board member of the California State Railroad Museum Foundation.
As a passionate fundraiser and advocate for charities that benefit underprivileged and victimized women and children across the world, Eva is a former Advisory Council Member of 3Strands Global, a non-profit dedicated to providing human trafficking prevention education for youth, and employment opportunities for survivors of human trafficking and those at risk.
Eva Hill is a licensed Certified Public Accountant and Certified Global Management Accountant. She graduated with a B.S. in Business Administration with a concentration in Accounting from Southwest Texas State University.

MARY J. HYATT
COO
Over the past 15 years, Mary Hyatt has been an asset and risk manager for Britannia Pacific Properties, Inc. over a wide range of projects. Her responsibilities included planning, directing and coordinating all aspects of Britannia’s enterprise and project-specific insurance policies and renewals as well as ongoing risk management support for new and existing projects.
Mary’s experience also includes asset management responsibilities for complex urban and suburban office and retail projects in various stages of the investment cycle, including pre-development, development, leasing and tenant negotiations and operations.
As a graduate of University of Phoenix, Mary has a B.S. in Business Administration with a concentration in Accounting.

JOHN J. HYATT
Vice President & General Counsel
John Hyatt is a seasoned attorney and business leader with more than 18 years of experience in litigation, corporate governance, real estate development, and a wide range of topics in business and commercial law. He is admitted to practice in California and Hawaii.
John’s experience includes representing equity partner interests in several multi-family apartment building purchases and rehabilitations. These cases generally qualified for Historic Tax Credits, and averaged about 9% cash on cash returns. He also serves as the secretary and general counsel for Berkshire Capital (Indiana), the exclusive equity partner in Reverie Estates. Reverie has 10 buildings in Indianapolis with approximately 450 units.
He currently serves as the senior legal adviser (Staff Judge Advocate) to the Hawaii Army National Guard, and serves as outside general counsel to several businesses.
In addition to extensive experience as corporate general counsel, a prosecutor and defense counsel, John has also honed his skills in the private sector as a co-founder of Sourcing Solutions, an IT company based in Costa Mesa, CA. He ran the day-to-day operations for the first four years and helped take the company from business plan to $25M in annual revenue.
John graduated first in his class at Hastings College of the Law out of nearly 400 students and was awarded a Juris Doctorate (J.D.). He earned a Bachelor’s of Science (B.S.) from the United State Military Academy at West Point, New York. At West Point, he was on the Dean’s List (for academic achievement), the Commandant’s List (for athletic and military achievement), and served on the Cadet Honor Committee. Finally, John was awarded a Master of Laws (LL.M.) degree from the U.S. Army’s prestigious Judge Advocate General’s School and Legal Center.
